Military families often search for a home under a deadline. A report date, school calendar, temporary lodging limit, or scheduled household-goods delivery can make even a routine closing feel urgent. When a VA appraisal raises an unexpected question, that pressure increases quickly.
The Department of Veterans Affairs updated its Minimum Property Requirements, or MPRs, in 2026 to remove outdated provisions and streamline parts of the VA appraisal process. The revised requirements took effect after May 1, 2026, and VA publicly explained the changes on June 25.
The update may help some VA-financed purchases move more efficiently. It does not eliminate the appraisal, guarantee approval, or replace a professional home inspection.
What did VA change?
VA says its revised Lenders Handbook, Pamphlet 26-7, Chapter 12, addresses several subjects that had contributed to delays or added costs. The announced changes include:
- Removal of the full radon-gas requirement in Topic 34
- Revised standards for homes built before 1978
- Revised standards for homes built in 1978 or later
- Streamlined guidance involving detached improvements
- Streamlined guidance involving Specially Adapted Housing Regional Loan Center jurisdiction
- Updated guidance for non-vented heaters
VA is also adjusting appraisal fees in selected regions to help maintain an adequate pool of qualified appraisers.…
